Homestead Barns buildings for Warsaw, Syracuse, Milford, North Webster, Leesburg and the rest of Kosciusko County.
Kosciusko County is south of Elkhart County, around Warsaw, the county seat, and the lakes by Syracuse and North Webster, with Milford and Leesburg to the north of Warsaw.
Near a lake, ask about setbacks and the flood zone before you pick your spot. The county’s planning office answers both, and the permit section below says how to reach it.
And the countryside around them: send us the address and we’ll confirm your delivery.
Delivery is free within 40 miles of Topeka, Indiana, and charged by the mile past that. Send us the address where the building is going and we’ll confirm your delivery. Any delivery charge is on your quote before you order anything.
Homestead Barns builds every building to order, typically in 3–4 weeks, up to 5–6 weeks in the busy season, and it arrives fully assembled. Homestead Barns can also build it on your spot instead, for 20% more than the base price. Getting your spot ready has what delivery needs.
The Kosciusko County Area Plan Commission office, in Warsaw, handles land use for the countryside and for the towns of Syracuse, Milford, North Webster, Pierceton, Claypool, Silver Lake, Burket and Etna Green: it issues the Improvement Location Permits there and enforces the county’s zoning, stormwater and flood control rules (checked Oct 2026). Warsaw and Leesburg are not on that list, so there, ask the city or town first.
Its permit page says it answers questions on setbacks and on whether a property is in a Special Flood Hazard Area, and that for a permit it needs the property address, the owner’s name, the property key number if you have it, a site plan and the legal description; permits can be applied for online through the county’s GeoPermits site (checked Oct 2026). Phone (574) 372-2304.
Whether your building needs a building permit as well: call the Area Plan Commission office to check.
Permits, setbacks and anchoring are the customer’s responsibility. This is a starting point, not legal advice, and rules change: check with the office before you order. How permits work here.
