Its building permit page lists two kinds of shed among the projects that do not need a building permit: a storage shed under 300 sq ft with no permanent foundation, which still needs an Improvement Location Permit, and a pre-built shed under 500 sq ft (checked Oct 2026). For scale, a 12x24 is 288 sq ft and a 12x40 is 480. Whether yours counts, and whether it needs an Improvement Location Permit: call the county’s Department of Development Services to check.
Which office depends on the town. The county says its planning and zoning does not cover Ashley, Auburn, Altona, Butler, Garrett, Hamilton, St. Joe or Waterloo, and that its building permits cover the rest of the county and its towns except the City of Auburn and Altona, and Hamilton, whose building permits come from Steuben County; in a town, the Improvement Location Permit comes from the town first (checked Oct 2026). In Corunna, call the county’s Department of Development Services to check.
The county also reminds everyone to call 811 before digging (checked Oct 2026).
Permits, setbacks and anchoring are the customer’s responsibility. This is a starting point, not legal advice, and rules change: check with the office before you order. How permits work here.
