Branch County runs a building department of its own, and its FAQ answers the shed question in plain words. Here is what it said.
And the countryside around them: send us the address and we’ll confirm your delivery.
Delivery is free within 40 miles of Topeka, Indiana, and charged by the mile past that; a Michigan address is on the same terms as an Indiana one. Send us the address where the building is going and we’ll confirm your delivery. Any delivery charge is on your quote before you order anything.
Homestead Barns builds every building to order, typically in 3–4 weeks, up to 5–6 weeks in the busy season, and it arrives fully assembled. Homestead Barns can also build it on your spot instead, for 20% more than the base price. Getting your spot ready has what delivery needs.
The Branch County Building Department enforces the state construction codes, with the 2015 Michigan Residential Code for homes (checked Oct 2026). Its FAQ says most new construction needs a building permit, and that two kinds of new building do not: a detached residential accessory building of 200 sq ft or less, and a building used only for agriculture, which still needs a zoning permit (checked Oct 2026). For scale, a 10x20 is 200 sq ft. If in doubt, it says, check with the building department before you start.
Not every township uses the county’s building department: Sherwood Township’s website, for one, sends its building permits to an outside inspection company (checked Oct 2026). Zoning, meaning where on your lot it may go, is your township’s, or the city’s or village’s if you live in one. Call your township office to check both before you order.
Permits, setbacks and anchoring are the customer’s responsibility. This is a starting point, not legal advice, and rules change: check with the office before you order. How permits work here.
