How Your Building Gets Built

From your order to Homestead Barns’ shop to your yard.

Six steps, start to finish

1. Pick a style and size

Every Homestead Barns style we sell is on Styles & Prices, with its sizes and base price. Not sure what size? The FAQ has a quick guide.

2. Make it yours

In the 3D designer, pick the siding, the colors and every door and window, and watch the price as you go. Or just tell us what you have in mind.

3. Get your written quote

Send it to us. We confirm the price and the delivery for your address, and send you a written quote. Options, sales tax and any delivery charge are listed on it.

4. Order

Buying it outright is nothing down: you pay for your building when it’s delivered. Rent-to-own has no credit check; we’re setting its terms with Homestead now, so ask us. There’s no cancellation fee.

5. Homestead Barns builds it

Nothing is sitting in stock. Homestead Barns builds yours to the size, siding, colors and doors you picked, in its own shops in northern Indiana and southern Michigan. It typically takes 3–4 weeks, up to 5–6 weeks in the busy season.

6. Delivered, or built on site

Your building arrives fully assembled. Delivery is free within 40 miles of Topeka, Indiana, Michigan addresses included; farther than that, it’s charged by the mile, and the charge is on your quote before you order. Homestead Barns can also build it on site, at your place, instead of delivering it finished, for 20% more than the base price.

What goes into every building

Homestead Barns’ standard construction, as it publishes it:

  • 4 x 6 pressure-treated skids, notched at every floor joist
  • 2 x 6 pressure-treated floor joists, 16 in on center (12 in on garages)
  • 3/4 in tongue-and-groove floor
  • 2 x 4 wall framing, 16 in on center
  • LP SmartSide siding, painted or stained (or metal, vinyl or treated T1-11)
  • Metal roof, standard; asphalt shingles available
  • Heavy-duty 2 x 4 reinforced doors that lock with a key
  • Ring-shank galvanized nails and vents for air flow

Wood is a natural material, so minor knots, sap pockets or small splits are normal and don’t affect the building’s strength.

Warranty

  • One-year workmanship warranty from Homestead Barns, from the date you buy
  • Lifetime warranty against termite damage and decay on the pressure-treated wood
  • LP SmartSide siding carries LP’s own warranty

If you have a claim, bring it to us and we’ll take it to Homestead. The written warranty that comes with your building is the one that governs.

Before it arrives

  • A level spot. A gravel pad or a concrete slab works well.
  • A clear path to the spot, a little wider than the building, with no low gates, branches, power lines or cable lines in the way.
  • 14 and 16 ft wide buildings travel as a wide load; anything extra that needs is confirmed on your quote.
  • Permits, setbacks and anchoring are the customer’s responsibility. Check with your township, city or county, or your HOA.
